Most managers juggle a hauler, a cleaner and a maintenance crew to turn one unit. We handle the removal portion from start to finish, so your team can make one call for the cleanout and keep the rest of the turnover moving.
We work from inside the unit rather than asking your team to stage everything at the curb. That means you do not have to plan around a city bulk-trash pickup for items we can haul.
Move-out cleanouts, including belongings the tenant left behind
Eviction cleanouts after the owner or manager authorizes removal
Trash outs for vacant rental properties
Common areas, storage rooms, maintenance shops and dumpster corrals
Resident curbside piles and other non-hazardous bulky items
Turnovers on your timeline
Tell us when the cleaners or painters are coming, and we can plan the cleanout around that deadline. We remove eligible furniture, mattresses, bagged trash and items in patios or storage closets, then leave the work area broom-clean for the next team.
Call before noon and same-day service may be available, depending on crew availability. Tell us about stairs, elevators, gates or loading zones when you request the onsite estimate so we can quote the actual job.
We do not remove belongings until the owner or manager confirms in writing that possession has been returned and authorizes the work. You identify what should be kept, stored or removed; we follow those instructions for the items we can handle.
Arizona law addresses the handling of a former tenant's personal property after possession is retaken, including a 14-calendar-day holding period in many cases. See A.R.S. § 33-1370. This is general information, not legal advice; follow your attorney's guidance before authorizing a cleanout.
A trash out clears leftover contents so a vacant rental can be inspected, repaired and shown again. From rooms full of boxes to garage contents and yard debris, show us what needs to go and we will review the scope at the onsite estimate.
We can coordinate the removal around your property-access requirements and discuss items that need special handling before any work begins. Hazardous materials are not part of our standard junk removal service.
Built for portfolios
Start with a free onsite estimate for the first unit. Share the unit address, access instructions, items to remove and your target turnover date. We give you an upfront price to approve before the crew starts.
Managing several properties? Tell us your expected volume and scheduling needs. We can discuss a repeat booking process that fits your team after the first job.
For property managers, contractors and investors who send us steady work, we can set up consistent volume or account pricing where it makes sense.
A clear handoff matters when the person booking the work is not the person onsite. Tell us who can approve the scope, who should be contacted when the crew finishes and what completion details your file requires.
If your company needs photos, item notes or a particular invoice format, ask about it when you book. We can confirm what is available for that job before work begins.
Book a free onsite estimate for your first unit. If you manage regular turnovers, discuss the scope and scheduling process with us; pricing for future units depends on the work involved.
