Where we fit in the eviction process

We come in at the end. The court process, the writ and the lockout are handled by you, your attorney and the constable. We don't remove anything until the owner or manager confirms in writing that possession has returned and the belongings can go.

What Arizona law says about left-behind belongings

Under Arizona law (A.R.S. § 33-1370), a landlord who retakes possession generally has to store the former tenant's belongings for 14 calendar days and notify the tenant where they are held. After that, the landlord may sell them, donate them to a qualifying charity, or dispose of items too low-value to justify storage and sale.

This is general information, not legal advice. Your attorney should confirm what applies to your property. We follow your written instructions.

A record of what left the unit

Every eviction cleanout ends with a Responsibility Report showing what was donated, recycled and disposed of. Keep it in the tenant file.
